Good reasons to watch Sunbury, and one big reason to be careful.

Sunbury has genuine fundamentals. Sunbury East, as a precinct, does not exist. Both of those things can be true at once, and buyers should hold them together.

First home buyers

  • Sunbury is one of the few Melbourne locations with a rail terminus, a real main street and greenfield supply nearby.
  • State first home buyer support can apply to new builds, but eligibility and thresholds change, so check them before you commit.
  • Buying inside an approved precinct gives you funded infrastructure sequencing. Buying on a speculative one does not.

Investors

  • Rental demand is underpinned by the rail terminus and the airport employment corridor about 16 km away.
  • Estimated gross yield for the suburb is modelled at 3.1%, which is indicative only and not a projection.
  • Land banking east of Sunbury on the expectation of rezoning is speculative and can tie up capital indefinitely.

Families and upgraders

  • Established schools, sport and services in the township, plus creek corridor open space you cannot replicate.
  • Larger lots around Sunbury still allow the double garage, side access and yard that inner suburbs cannot.
  • Check school catchments street by street before you choose a block. Boundaries move.

Ask what is approved, not what is possible.

Before you sign, ask the seller to show you the approved plan the lot sits inside, the titling timeline and who is funding the roads and drainage. If nobody can show you a document, you are buying on hope.
